Surviving the Summer Heat
When the Dubai summer hits its peak, an air conditioning failure transforms a property from a comfortable oasis into an uninhabitable space in a matter of hours. During July and August, the Al Barzak Technical Services dispatch center sees a massive surge in emergency cooling calls.
Interestingly, the vast majority of these breakdowns are entirely preventable. By understanding the most common issues and knowing the warning signs, you can avoid costly late-night emergency repairs and stay cool all season long.
Here are the top AC problems we encounter during the UAE summer.
1. The Clogged Filter Catastrophe
This is the most common, yet most easily preventable, issue we face. Your AC filters trap dust, pet hair, and airborne particles. Over time, they become completely obstructed. When airflow is blocked, the system has to work twice as hard to cool the room, spiking your DEWA bill and putting immense strain on the compressor.
The Fix: Check and clean your washable filters every two weeks during the summer. If you have disposable filters, replace them monthly.
2. Frozen Evaporator Coils
It sounds counterintuitive, but an AC unit can literally freeze during the hottest months. When a unit is low on refrigerant, or when airflow is severely restricted (usually due to dirty filters or blocked ducts), condensation on the evaporator coils rapidly freezes into solid ice. This blocks airflow completely and blows warm air into the room.
The Fix: If you notice reduced airflow or ice forming on the indoor unit, turn off the AC immediately to let it thaw and call a professional. Never try to chip the ice away.
3. The Clogged AC Drain Line
Air conditioners don't just cool the air; they also dehumidify it. The moisture extracted from the air drips into a pan and flows out through a drain line. In the dusty, humid UAE environment, algae, mold, and sludge can quickly clog this drain line. The result? Water backs up and overflows, ruining your ceilings, drywall, and expensive flooring.
The Fix: Have your AC technician flush and vacuum the drain lines during your annual preventive maintenance service. We also apply specialized anti-algae treatments to keep the lines clear.
4. Failed Capacitors and Contactors
The electrical components inside your external compressor unit are exposed to extreme heat—often sitting on rooftops where temperatures exceed 60°C in direct sunlight. Capacitors (the parts that deliver the initial jolt of electricity to start the motors) frequently fail under this intense thermal stress.
The Warning Sign: If you hear a "clicking" sound from the outdoor unit but the fan or compressor doesn't start, turn the system off to prevent motor damage and call for service.
